The name of the game in Foreclosures, is speed. It’s a numbers game. The more time you spend concentrating on your interaction with homeowners, the more likely you are to succeed. Homeowners in foreclosure will give you one chance to make an impression. If you are tired or stressed from the headaches of managing your list of contacts, it will cost you.
Utilize the power of your computer to manage the data chores. Download every bit of data you might ever want, then organize it effortlessly in QwikView. You can perform endless sorting and filtering combinations to target a specific group of homeowners. If you want to create a different list in a subsequent session, simply reload all the data from the database, then sort and filter again using different criteria. It takes just a few clicks to manage thousands or records.
All the important information you need is on a single screen.
There is power in simplicity. Endless confusing screens with unfamiliar layouts for irrelevant purposes are not to be found in QwikView. Everything you need is on one resizable screen. If you need to see the fine detail, there are five small small pop-up windows that between them show you everything the data provider made available.

QwikView allows you to scroll through thousands of loaded records in the time it takes to drag the scroll down the left pane. Each records details are instantly displayed in the upper right pane, and the associated note in the lower right pane. If you want to focus in on a record you can pop open a sub window to see more detail.

The Qwikview layout has evolved over six versions with input from the foreclosure industries top performers. These are professionals that work with this data for hours every day generating leads and deals. Subtle layout changes become important when you are managing large amounts of data. You will not find multiple confusing screens. QwikView gives you the vital information in the smallest space. Each record can be an NOD (Notice of Default) or NTS (Notice of Trustees Sale). You can choose to load just NOD’s or NTS’s or both from the database.

Important information is right up front in QwikView. The Left pane is the numbered list of NOD and/or NTS notices listed by city, date, etc. The current record displayed is highlighted in the vertical center of the left pane. Why the center? because there you can see records above and below it at the same time. In the screen shot above, you can tell at a glance that there is only one record in the city of Sun Valley.

The QwikView window is fully resizable and so are the panes within it. If you have a large monitor, you could fill it with the notes pane or the scroll box list view. On a laptop you could resize to a small thin wedge at the top of the screen allowing plenty of room for the GPS map.
QwikView was designed around the need to manage foreclosure contacts. To be successful it is necessary to easily track who you contacted and where you left off so you can pick back up smoothly with the homeowner.

Trust is critical in the foreclosure business. Homeowners do business with people they have confidence in. Nothing invokes confidence more than consistency. As most deals come as a result of multiple contacts with the homeowner, their experience of you must be seamless and consistent. Keeping track of all your contacts becomes the name of the game. Scribbled notes on scattered printouts doesn’t cut it when a homeowner calls you. With QwikView you can pull up all your notes and the NOD/NTS/REO record for that contact before they have finished their first sentence.
The PopUp Detail Windows contain all the record detail. The Windows even update when you scroll through the records..

Notice PopUp: This sub window contains all the information on the Notice of Default or Notice of Trustees Sale. This is the window you want to open when you start working the lead with the lender and trustee

Liens PopUp: This window displays all the Comps sent by the data Provider. Retran provides up to ten Liens per property

Comps PopUp: (New) This window displays all the Comps sent by the data Provider. Currently Retran offers five Comps per property in Los Angeles County (other counties soon).

Situs PopUp: This is all the detail on the property including distance from your house to the property (GPS required). Each property type (SFH, Condo, Hospital) has a different icon. This is the icon you will see on the GPS map.

Amount Owed PopUp: This window calculates an updated amount owed on the property (if the amount behind & asof date are available). First the monthly payment is calculated for you, then the number of months since the loan went delinquent and finally the total amount owed as of today. In this example you can see that the difference is almost $17,000 (owed $13,357 at time of filing, today owes $30,051). Why does this matter? You may need to catch up all those payments out of your pocket!
You can perform as many sort and filter operations as you like. You could filter out all properties that are not Single family Homes with the first filter operation, then you could filter out all remaining records that have phone numbers (you can call them), then you could filter out all homeowners that bought their homes in the last year or two (probably not much equity) and finally you could filter out all cities except the one you want to door knock today. Then you could sort the data by Notice Date and you would be looking at a list of homeowners that are probably more motivated the further down the list you get! Finally you can send the list to the GPS and drive the homes while the competition is still printing out endless piles of paper.

Everyone has their own way of working the foreclosure data. QwikView allows you to hone the data to your liking. Its designed to be versatile.
QwikView can load many thousans of records in seconds. So the concept is to load all the current records and then filter out the ones you don’t want to work with at that moment. The filter sub window is a very fast way to select INDIVIDUAL records, records ALL LIKE a selected record, a RANGE of records and records of a particular KIND.
As every day passes, more homeowners enter the foreclosure process and begin the countdown to the Trustees sale. Each day marks the end of one cycle and the start of another for a homeowner somewhere. Every day that passes increases the pressure on a homeowner to find a solution. Yesterday a homeowner that had 10 days to the Trustees sale, today only has 9 days before he looses his home at the auction.

Traditionally, if you were to attempt to track every record that you downloaded, you would need to print each one and go through the pile pulling out the ones that are out of date.
QwikView does all this AUTOMATICALY.
In this screen shot, we have selected 91 days for Notice of Defaults. This means that any NOD's filed before May 17th will no longer be loaded. This date range can be changed at any time by clicking and dragging over the range of dates you want.

QwikView makes a mailing campaign much more personal by offering many options for to customize the letter fields.

One for the most requested features was the ability to seperate the First and Last name so that your letter is more likely to be read.
